Custom Home Building Basics

Because William Feder Homes has been building homes for over 40 years, we understand that there is a process behind building every home.  We’ve outlined the steps you need to follow to successfully build your home.  Of course, WFH will work with you every step of the way to ensure that we build the home you envisioned.

Determine what type of Custom Home You want to Build

Are you building a starter home or an extravagant dream home?  Are you designing a home to fit your lifestyle?  Or do you need to relocate immediately?  These factors will determine what kind of home you will be building.

Find a Home Builder in Mankato and Southern Minnesota

Make sure to find a builder with several years of experience, such that of WFH.  You need to entrust the building of your home to someone who thoroughly understands the home building process, using quality material, engineering, and allows full customization.  William Feder Homes belongs to the Better Business Bureau, Minnesota Rivers Builder Association and the local Chamber of Commerce.

Select a Lot for you Future Home

Determine where you would like to build your home: in a community, outside of town, along a lake, etc.  If you choose a lot within a community, familiarize yourself with the location of the amenities offered within the community.  Prime locations will potentially increase the resale value of your home.  WFH can assist in final lot selection and the placement of your home on the lot.

Secure Financing

Work with a mortgage representative to decide the amount you will want to borrow, at what rate and for how long.  Your representative will review your income tax returns, assets, credit history, etc.  When you finalize the sales contract, your loan will be approved; however, you will not assume the mortgage until you close on the home.

Finalize Sales Contract

The sales contract will outline the dimensions of your future home, the materials to be used, the site plan and a completion date.  William Feder Homes will work with you to make sure you understand every aspect of the contract and walk you through the process.

Break Ground and Begin Home Construction

After the sales contract is finalized construction on your home can begin.  Construction can take as little as two months. Naturally the length of time it takes to build your home will depend on the final design and size of the home.
